Suppose after a few years of enjoying your timeshare in a lavish resort villa, it suddenly became an expense for you to maintain that timeshare. So, you finally decided to sell the unit. Now, the question is how do you do it? Unless, you are a real estate broker or agent, you can opt to sell a timeshare via legitimate companies who assist in selling timeshares. Additionally, here are some pointers on how to sell timeshare properties.

Hire a Good Company Be wary of bogus brokers who offer their services to sell timeshares. Find out if the company is a member of an association like the American Resort Development Association (ARDA). Companies who are members of associations like this usually follow ethical guidelines. You can also verify if the company and its agents/brokers are licensed to sell timeshares. Be careful not to sign any contract of exclusivity for an agent or broker. So you will not tied up or limited to just one agent or broker. Do not believe in promises or assurances that your property can be sold on a specific time. This may just not be possible. This may happen if only the company intends to buy the property.

Know Your Properties Worth Understand that you cannot sell some timeshares on its original value. Sometimes you will lose around 50% of your original purchase price when you sell timeshare. There are also instances that the value even lowers down to 70%, depending on the current market value of the resort, like for example if it still puts up to its original quality standard and regularly maintained facilities. If you have a very exclusive timeshare, or one in great demand, then your selling price should be higher than your purchase price.

Sell Costs If you decide to seek the services of agents and brokers to resell your timeshare, be ready for what it will cost you. There will be of course fees involved, plus the agents/brokers commission and advertising and marketing expenses, like in the form of printed materials, internet websites and other forms of media. Also, it does not include fees for third party resales. Such fees have to be paid upfront and will not be refundable, whether or not your timeshare was sold. Take time to know the applicable laws for your timeshare property, since some fees charged might be considered illegal in certain states. Other companies try to give all kinds of names for other fees to hide any illegal fees. Make sure you hire a reputable company that will sell your timeshare.

Look for Other Possible Venue/Techniques If you decided to sell your timeshare on your own, there are other options you can still consider. Check out available internet websites wherein you can post your property and other items for sale. Some resort developers also offer programs on resale. You can also try to sell timeshare thru an auction, like in eBay. Classifieds can be a venue too to find prospective buyers.
